If you are interested in getting a planning approval from the local council then you need to at the following points:

Is there a requirement for housing in the area where your land is purchased? One of the ways to determine whether the area has a need for additional houses is to see if there is other building work going on by other developers on plots similar to the one you are looking to purchase. If there is not much development going on then it could be a sign that there is no requirement as such.

You will also need to assess if the developments are near a local community as the local authorities are focussing on decreasing commuting distances.

You will need to check the availability of utilities for the plot. It would be preferred for the plot to be closer to exiting housing where utilities could be more easily obtained.

It is always useful to remember that your planning application will not be favoured of you are looking to build around protected green belt areas. The authorities will not favour developments around places where the local people do not want to see a development. Building new housing closer to, or even next to exiting developments is generally easier to get approved. So as a general rule of thumb, look to purchase near existing housing and developments
